Check-in is 4:00 PM+

Check-in is any time after 4:00 PM. Self check-in with the keypad; nobody needs to meet you.

Arriving early? There is plenty to do. Hit the grocery store first so you can relax once you are in, or have lunch on the Hochatown strip (see the Area guide). Sometimes we can arrange an early check-in; it depends on the cleaners' schedule, so text us and we will do our best.

Driving directions+

Google Maps Waze

The cabin is at 83 Xpress Lane, Broken Bow, OK 74728. Our address still does not show correctly on some map apps, so use one of these:

  • Search "Smokey Marshmallow" in Google Maps or Waze. Both take you straight to the cabin.
  • Or navigate to the coordinates 34°16'51.1"N 94°48'12.6"W.

Manual directions: from US-259 north of Hochatown, turn right onto Kingfisher Trail (the first entrance into the subdivision). Stay straight about half a mile until Catfish Bay Road, right after the cabin named "Three Little Bears". Turn left on Catfish Bay Road. Take the first left onto Xpress Lane. Smokey Marshmallow is the second cabin on the right. Relax, you made it.

Roads to the cabin+

We are in a newer neighborhood inside the Ouachita National Forest, and some of the roads in are not fully paved yet. A regular 2WD car is fine: there are no steep hills, just a few bumpy stretches and the odd pothole, so take it slow on the last mile. An AWD or 4x4 is a comfort in bad weather but not required.

What to bring+

We provide shampoo, conditioner, body wash, hand soap, towels, linens, firewood, kitchen basics, dishwasher and laundry pods, and a starter kit of paper towels (1 roll), toilet paper (2 rolls) and trash bags (2).

  • Groceries, food and drinks (the nearest store is a drive)
  • Swimsuits for the hot tub and something warm for the deck at night
  • S'mores fixings and a fire starter if you like one
  • Bug and mosquito repellent
  • Chargers, a flashlight, batteries
  • Extra paper towels, toilet paper and trash bags for longer stays
  • For the dog: bed, crate, blankets, bowls and food (please do not use ours)

Fiber internet, last tested around 300 Mbps. It is dependable, but the cabin is remote and outages happen; let us know if it drops and we will chase it. No refunds or credits for internet outages or device incompatibility.

TV and streaming+

Both smart TVs (65-inch in the living room, 55-inch in the bedroom) have free live TV through DIRECTV STREAM. Sign in to your own Netflix, Hulu, Disney+ or Prime Video if you like, and please sign out of any app you signed into before you leave so the next guests do not have your accounts.

Please do not unhook, move or change settings on the TVs or any electronics. We check them before every arrival; if something is not working when you get here, text us and we will sort it.

Kitchen+

Fully stocked: refrigerator with ice and water, electric stove with 5 burners, single oven with 2 racks, dishwasher, farmhouse sink, and a waterfall-edge granite island.

You will find plates, bowls, glassware, wine and champagne glasses, plastic cups and kids' dishes, silverware and utensils, a knife set, cutting board, toaster, blender, hand mixer, mixing bowls, measuring cups, pots and pans (non-stick and an iron skillet), baking sheets, muffin pans, pizza cutter and pans, serving platters, Pyrex, storage containers, strainer, scissors, s'mores sticks, kitchen towels, pot holders, a wine and bottle opener, and salt, pepper and basic spices.

Coffee bar: a duo Keurig with ground coffee, K-cups (regular), creamer, sugar and sweetener, tea bags and hot chocolate.

Dishwasher: drop one pod in the flip box inside the door, top up the rinse aid, pick a program and press start. The cycle begins when you close the door.

Fridge: no settings to adjust. It takes a few hours for new groceries to cool down. Hochatown's water can run high on chlorine, which we cannot control, so the fridge water and ice are use-at-your-own-taste.

Fire extinguishers are under the kitchen sink and on the wall of the back patio by the outdoor living area.

Bathroom+

One bathroom with a free-standing soaker tub and a walk-in shower with double shower heads. Stocked with 4 bath towels, 4 hand towels, 4 washcloths, 2 makeup towels, shampoo, conditioner and body wash, cotton balls and Q-tips, a makeup mirror, a hair dryer, and two adult-size Smokey Marshmallow bathrobes. The laundry basket is in the primary closet.

Living room and fireplace+

Queen sleeper sofa, an Arne Jacobsen egg chair, a 65-inch Roku TV and a round dining table for 4. Two blankets live in the basket by the fireplace. Roller shades on the big windows for privacy.

The living room has a gas fireplace that works the same as the one on the patio: press and hold on the panel at the fireplace for the time you want and it runs on that timer. Do not remove the glass, move the logs, or put anything in it; that is a safety hazard and a $250 charge. Please do not run the indoor fireplace from May through September; the outdoor one is fine year round.

Sleeper sofa+

Pull the cushions off, unzip the seat and lay it flat on the floor. A flat sheet, comforter and two pillows are in the chest in the bedroom.

Bedroom+

Pillow-top king, 55-inch Roku TV, nightstands with built-in charging, anti-fog lighted mirrors in the en-suite, an iron and board in the closet, and two more robes. The private walk-out patio off the bedroom is the best seat in the house for morning coffee or a nightcap.

Laundry+

A full-size stackable Samsung washer and dryer are next to the kitchen. Pick a program, add one detergent pod (washer) or one dryer sheet (dryer), close the door and press start. The broom and dustpan, Swiffer, vacuum and step stool are next to the washer.

Heating, cooling and fans+

The thermostat is next to the refrigerator. We recommend 72°F. Please keep it between 68°F and 75°F, and keep the windows and doors closed when the AC is running.

Ceiling fans run from the wall switch or the remote mounted on the wall. Please leave the remotes in their wall mounts.

Outside

Hot tub+

The hot tub is drained and cleaned after every stay, so it can take a few hours to reach temperature. When you arrive, turn the temperature up on the display; when you are done for the night, turn it back down to 85°F and put the cover on.

To take the cover off, stand in front of the tub and lift the right corner to fold it in half. Never sit, stand or jump on the cover, and do not let kids do it: a replacement cover runs $450 to $650.

Hot tub towels (black and white stripes) are in the basket by the sliding door to the patio.

  • Adults only without supervision; minimum age for unsupervised use is 18. Watch your kids at all times.
  • Maximum 6 people at a time. Keep the water at 102°F or below.
  • Water only, in plastic cups. No glass anywhere near the tub, no food, no smoking.
  • No bath gels, bubbles or oils. No dogs in the tub.
  • Do not use the tub if you are pregnant, have high blood pressure, or have been drinking.
  • If the water looks off, smells, or the pump is not running, stay out and text us.
  • Replace the cover and latch the clips after every use. You are responsible for damage to the tub, cover or equipment during your stay, and you use it at your own risk.
Grill+

The propane grill runs off an underground tank with a smart meter, so there is nothing to swap. If it ever runs out, text us. Set the black timer dial on the bottom right to 20, 40 or 60 minutes, then press and hold a burner knob for about 10 seconds and twist to light.

Grilling tools are inside the grill. Please clean the grates after use and put the tools back; a dirty grill is an extra cleaning charge. No charcoal in the grill, do not leave it unattended, and make sure every burner is off when you are done.

Fire pit and s'mores+

Firewood is stacked in front of the cabin; the carrier hanging on the patio post makes trips easy. The string lights over the fire pit are on a timer, so please leave the plug and timer alone. Never leave a fire unattended, and put it out before bed and before you leave.

House s'mores menu: the Classic (milk chocolate), the Nutty Buddy (peanut butter cup), the Turtle (chocolate, pecan, caramel), the Grasshopper (peppermint patty), the Samoa (Almond Joy), the Oreo (cookies-and-cream bar), the Salted Caramel (chocolate caramel square), the Piña Colada (white chocolate, grilled pineapple, toasted coconut), and Strawberries & Cream (white chocolate, fresh strawberry).

Games, trail and hammock+

Cornhole boards and bags are stored on the back wall of the cabin by the grill; horseshoes are for the pit at the back of the property only. Please put both back when you are done. Card and board games are in the living room coffee table; please return every piece to its box.

Lovers Lane is our 200-foot gravel walking trail through the pines, lined with rocks. Walk it at your own risk, it is the woods.

The hammock is strung between two tall pines. Lie back after dark; the stars out here are the real show.

Security cameras+

For everyone's safety there are four outdoor cameras covering the front door and back patio doors, and the property is monitored by a private security company. They are used to confirm guest counts, pets and compliance with the house rules. Please do not unplug, cover or tamper with them.

The short version+
  • Quiet hours 11 PM to 7 AM. Be outside if you like, but keep music and voices down; this is a neighborhood.
  • Maximum 4 guests. No parties, events or weddings.
  • No smoking or vaping of anything, inside or anywhere on the property.
  • Dogs only, two maximum, house-trained, off the furniture, never left alone inside.
  • Do not move furniture, indoors or out.
  • Flush toilet paper only. Nothing else, ever: we are on septic.
  • Trash goes in the bin at the front of the driveway on pickup mornings: Monday, Wednesday and Friday. Never leave food or trash outside.
  • No ATVs on the property or the county roads around it. No guns, no fireworks. No cutting or carving trees. No RVs or sleeping in tents.
Quiet hours+

We are in a residential community and, although it is a vacation area, it is home to many people. Quiet hours are 11 PM to 7 AM for every cabin in the area. If you have loud neighbors after hours, text us; we can usually reach that cabin's manager and get it handled.

Dogs+

Well-behaved, fully house-trained dogs are welcome, two maximum. No dogs on any furniture (beds, sofas, sleeper sofa, chairs, outdoor furniture). Do not leave your dog unattended in the cabin. Clean up after them outside and bag it in the outdoor trash. Keep them leashed or under control outside; wildlife is active. No dogs in the hot tub. Bring your own bed, crate, blankets and bowls.

You are responsible for the actual cost of cleaning, repair or replacement for fur that needs extra cleaning, urine or feces stains, scratches, chew marks or other damage. Charges go to the card on file.

Smoking+

Smokey Marshmallow is smoke-free, including the yard and patio. Smoking or vaping of any substance is $150 per rental night and eviction without refund; evidence found after a stay (ashes, butts, smell) is a $150 per night cleaning charge.

Capacity and gatherings+

The cabin sleeps 4 and that is the maximum. Guests beyond the booked count without our approval are $100 per person per day and may result in eviction without refund. No large gatherings, events or weddings on the property under any circumstances.

Furniture, trees and the land+

Please do not move indoor or outdoor furniture beyond a dining chair or two, and do not take indoor furniture outside; moving it damages floors and furniture and costs an extra cleaning fee. Do not whack, chop, carve or cut trees anywhere on the property; you will be liable for the value of the tree, which is in the thousands. RV hook-ups and tent camping are prohibited by deed restriction (a pup tent for the kids to play in is fine, but nobody sleeps outside).

Trash and wildlife+

Pickup is Monday, Wednesday and Friday. Put all trash in the bin at the front entrance on those mornings. Never leave trash or food on the grill, patios or fire pit area, and never set bags next to the bin. We are in the woods: raccoons, bobcats and the occasional bear will find anything left out. Keep food secured, and never feed or approach wildlife. You are in their territory.

ATVs, guns and fireworks+

ATV riding is prohibited on the property and on the county roads around it. Fines start at $250 per person and are enforced by sheriff's deputies and game wardens. There are permitted trails nearby, but ATVs have to be trailered to them; the Forest Service info center near the main entrance to Beavers Bend has maps. Shooting guns or fireworks on the property means eviction and a $500 charge, and the sheriff if needed.

Septic system+

The cabin is on septic. Flush toilet paper only. No wipes (even "flushable"), no feminine products, nothing else. A clog from improper flushing can be up to $500 in damages.

Damage, access and entry+

If you break something, just tell us right away. Damaged or missing items are billed to your card. The cabin is checked before check-in and after check-out. We reserve the right to enter during your stay for repairs, to investigate a disturbance, confirm guest counts, check for damage, or look into a rules or agreement violation. Smokey Marshmallow BB, LLC is not liable for injuries on the property; the trail, hammock and hot tub are used at your own risk.

If something goes wrong+

For ambulance, police or fire, call 911 first and give the address: 83 Xpress Lane, Broken Bow, OK 74728. Then text us.

In a fire: get everyone out, make sure everyone is accounted for, call 911 and ask for FIRE, give the address, and do not go back in until a fire officer says it is safe. Extinguishers are under the kitchen sink and on the back patio wall.

Not an emergency, but you need a doctor+

McCurtain Family Medical Clinic in Broken Bow takes walk-ins on weekdays and is much closer than the hospital. Sherrill's Pharmacy downtown and the Walmart pharmacy can fill a forgotten prescription. The county hospital with a 24-hour ER is McCurtain Memorial in Idabel, about 35 minutes south.

Check-out is 11:00 AM+

Check-out is 11 AM sharp so the cleaners can turn the cabin for the next guests. If you would like a later check-out, ask us the day before; if nobody arrives that day we can often do it, and if someone does it is almost impossible.

Before you go+
  • Leave the beds unmade; no need to strip them.
  • Put used towels in the washer and start a load.
  • Load the dishwasher and start it.
  • Bag all trash and take it to the bin at the edge of the driveway.
  • Put furniture and anything you moved back where it was.
  • Set the thermostat to 72°F.
  • Turn the hot tub down to 85°F and latch the cover.
  • Lock all doors and windows, and lower the shades if you can.
